一線城供應不足及憧憬鬆銀根 5月樓價漲6.9% 連升12月

中國5月全國100個城市新建住宅平均價格為每平米1.02萬元人民幣，較4月上漲0.81%，為連續1年按月上漲，但漲幅較上月縮小0.19%，但樓價已連續12個月錄得按月升幅。

中國指數研究院昨(3)日發布數據顯示，5月全國100個城市新建住宅平均價格為每平米1.02萬元(人民幣，下同)，較4月上漲0.81%，為連續1年按月上漲，但漲幅較上月縮小0.19%，但樓價已連續12個月錄得按月升幅。5月住宅均價較上年上漲6.9%，漲幅較4月擴大1.56%。

《星島日報》報導，進入5月，隨著「國五條」等調控政策逐步落實，開發商推盤積極性有所下降，購房者逐漸持觀望態度，多個城市住宅成交量較4月下降，但業內人士指出，雖然部分城市的新樓盤有限價限制，但價格均穩中有漲。在土地價格上漲及一線城市供應不足，加上憧憬中央放鬆貨幣政策，預期房價上漲的情況依然強勁。

另外，今年5月底國務院提出將擴大房產稅改革試點範圍，房產稅擴大的話題再次升溫。

有住建部官員表示，房產稅的開徵，在樓市調控的政策設計中是一個起效慢但效果持久的長期政策。

該官員透露，關於房產稅的工作住建部一直在做，但並不急於大範圍擴大房產稅試點。
